No, we do not hold properties prior to the application process being completed. Properties are only held for tenants after an application has been approved and a holding deposit has been received.
Typically, we do not collect the last month’s rent at the time of the lease signing. Normally, you will pay your first month’s rent and your security deposit when your lease begins. All payments required are listed on the lease. Payment for the first month’s rent and all security deposits must be in the form of a certified check or money order.
You must be 18 or older to be a legal signer on a lease. All tenants 18 and over must be on the lease.
Deposits are refundable on a conditional basis. You will sign a detailed deposit agreement that contains details on when a part or all of a deposit may be withheld for damages, lease violations, late rent fees, etc.
Anyone without income equal to at least 3 times the monthly rent.
You may submit your application online. Your application will not be run until we receive your application fee. Application fees may be paid by credit card over the phone or you may pay by check or money order in person.
Rent may be paid by EFT, check, or money order.
Contact your property manager to see if your property is pet friendly. If your property is pet friendly, you will fill out a pet addendum and pay a pet deposit and pet fee.
You will need to advertise and show your unit to prospective tenants. Once a prospective tenant is identified, they will need to complete and application and pay the application fee for the credit and background check. Once approved everyone involved needs to fill out the lease novation form, pay the lease novation fee, and the changes will be made.
You will receive a lease renewal form well in advance of your lease expiration. If you are moving out, all you need to do is indicate your intent on the lease renewal form.
If the tenant(s) caused the damage or need for repairs, the tenant will be responsible for the expense. Owners will be responsible for other repairs and maintenance.
